Quartzelec’s Manchester based building services and electrical contracting business has just secured, through lead contractor Galliford Try, a £3+m M&E design and installation contract to work on a £20m extra care scheme development for Wythenshawe Community Housing Group (WCHG), which will provide 135 much-needed homes for the over 55s in South Manchester.
The M&E scope includes all lighting, power and security systems (including fire alarms, CCTV, automatic door control, warden control and data) as well as the supply and installation of all major plant, hot and cold water distribution, drainage, ventilation and a comfort heating system. This project is also being designed and will be built to the highest BREEAM rating.
Significant planning and design work has already been undertaken with physical delivery on the project starting in August 2015, with completion anticipated by February 2016. A key feature in the current design phase is the development of a fully interactive BIM/REVit 3D model which will provide detailed walkthroughs of all the M&E aspects of the project.
“Our team of estimators have worked on this project for months alongside Galliford Try, attending numerous meetings to ensure the most practical, attractive and cost effective proposition was developed,” stated Martin Broughton, General Manager for Quartzelec’s Manchester operation. “This ongoing relationship is now reaping results and we anticipate having around 15 to 20 fully qualified Quartzelec people working on-site throughout the delivery phase of the project. It’s another massive undertaking but we’ve already proved that we are more than up to the task.”
Located on the junction of Brownley Road and Hollyhedge Road in Wythenshawe, these modern, purpose-built, energy efficient homes will provide a mix of 66 apartments for affordable rent, 39 apartments for shared ownership and 30 apartments for outright sale. Residents will be able to live independent lives in their own two bedroom apartments and access a range of facilities specifically catering for the needs, including a 24-hour on-site care team.
